The Story:

Ron and Sonia recently bought a new home, but before moving in they realized that there were multiple ice dams on the roof. These ice dams became extremely problematic due to the weather, which allowed water to get underneath the shingles and into the house. This started causing interior water damage in the kitchen, den and master bathroom. It got so bad that it started “raining” in the kitchen one day as snow started to melt.

Ice Dam Tips

The Rebuild:

Ron and Sonia were feeling discouraged about their newly purchased house, where they envisioned creating a home with room for the kids and grandkids to visit. We reassured them we’d fix these issues and help them build the home they dreamed of. After getting the ice off the roof, we assessed the damage and got to work on repairs. Since the homeowners lead very busy lives, we wanted their new home to be an oasis of relaxation and zen. They also like to travel to Greece, so we were able to creatively incorporate the Grecian theme into all the spaces.

Savvy Solutions:

Bright and open kitchen

In the kitchen, we made it lighter and brighter with white perimeter cabinets and a LARGE blue eat-in island. We incorporated both the white and blue cabinets into the entertaining bar space, and wrapped the carrara marble backsplash around for a timeless design.

The perfect tub

Ron and Sonia did not want a free standing tub. We got creative and found the perfect soaker tub and surrounded it with a marble ledge to match the vanity countertops.

Fresh Takes on Design:

Elegant dining room

The homeowners wanted a formal dining room, and by adding the two grasscloth wallpapers it gave the room an added level of elegance. The furniture was also important to make this space feel grand and inviting to all their guests.

A bold colored den

In the den, Ron and Sonia were willing to take a risk and go bold. So we surprised them with painting all the existing dark cabinetry to an updated look and feel. BLUE - LETS GO!

We wanted this room to feel like a spa, so we played with calming and luxurious materials to create a peaceful space. Chrome plumbing fixtures by BRIZO bring this spa inspiration to life.

Bathroom Damage Bathroom Damage

The Story:

Annie recently had major water damage to a rental property caused by some improper prior renovations. She got a call from her tennent that one of the toilets was overflowing. A clog in the sewer line caused the toilet to back up and flooded the basement bathroom, laundry and living rooms with sewage.

The Rebuild:

As we assessed the damage, we discovered a couple problems that could’ve contributed to the clog. Plumbing wasn’t done correctly when the previous owner installed a shower in the laundry room. Also, the discharge hose from the laundry machine was emptying into a tub without a lint trap, creating a build-up in the pipes. As we started on repairing the basement, Annie was onboard with leveling up the space to make it more functional and well-designed for her tenants.

Savvy Solutions:

A functional bathroom

We made a functional bathroom, instead of a free-standing shower with a separate toilet room. We added a wall with a pocket door to access the laundry room separately, making it a more Jack and Jill feel to maximize space.

Saved space with a fun/industrial wall-hung metal sink and black wall mounted faucet with a metal storage rack that hung from the sink for simple storage solutions.

Fresh Takes on Design:

Pops of color

To give a pop of color, we incorporated a vertical shiplap wainscoting along the perimeter in dark green paint. Then, because it was such a small space, we wallpapered the upper half of the walls with a simple and clean K+L Signature Wallpaper designed with yellow and white accents.

Cohesive flooring

We chose a water resistant vinyl plank tile in light gray to match the flooring in the laundry and new bathroom. This makes the space feel big and clean.

Wrapping up

We had so much fun taking these houses from damaged and dysfunctional to inviting and practical. Now these homes are safe and functional for the families living in them.
